Swire Properties debuts in Singapore with ultra-luxury EDEN

The Singapore property market has been eagerly awaiting the launch of EDEN, the maiden luxury residential project in Singapore by one of Hong Kong’s top real estate developers, Swire Properties.

In 2012, Swire Properties made news in Singapore when it purchased en bloc the site of Hampton Court, situated in the prestigious Draycott Park area in district 10. In its place now stands EDEN, the latest collaboration between Swire Properties and London-based Heatherwick Studio, established and led by visionary English designer Thomas Heatherwick.

OPUS HONG KONG, legendary architect Frank Gehry's first residential project in Asia developed by Swire Properties, has set the standard for distinctive residential design. The building consists of 12 exclusive luxury units, including two double-level garden apartments with private swimming pools on the lower levels. The sale of its penthouse in 2015 fetched HK$509.6 million, setting a record then for the highest priced apartment in Asia.

Other prominent projects that are part of Swire Properties’ global portfolio include mixed-use developments Pacific Place in Hong Kong, comprising a shopping mall, Grade-A office towers, serviced apartments and four high-end hotels; Taikoo Li Sanlitun, one of the most famous and exciting lifestyle destinations in Beijing, Mainland China with more than 200 retail and dining outlets, and Brickell City Centre, Swire Properties' first retail-led mixed-use development in Miami, Florida.

Unique Architectural Design 

Swire Properties has had a close working partnership with Thomas Heatherwick. Their first collaboration was a contemporisation project for the Pacific Place mall. Works by Heatherwick Studio have received rave reviews all around the world. Their latest work, the 150 ft high iconic structure popularly known as the Vessel at Hudson Yards in New York, has captured the imagination of visitors and earned the praise of “Manhattan’s answer to the Eiffel Tower” by Fortune magazine, just as how their Olympic Cauldron took the spectators’ breath away during the opening ceremony of the 2012 Summer Olympics in London. In Singapore, Heatherwick Studio designed the Learning Hub at Nanyang Technological University, and they were also selected with Kohn Pedersen Fox (KPF) as the design leaders of Singapore’s Changi Airport Terminal 5.

Singapore will soon also be able to claim as being the locale of the studio’s first ever residential development.

Garden Homes In The Sky

Standing at 104.48 metres, the 22-story EDEN features 20 meticulously designed apartments. Each apartment comes with four en-suite bedrooms and occupies the entire level spanning over 3,000 sq ft.

Thomas Heatherwick was inspired by Singapore’s fame as a “city in a garden”, and set out to design EDEN as “homes within a garden”. He wanted to move away from the enclosed steel and glass towers that have been trending in recent decades, and instead chose to create something unique, using nature as inspiration for the design. Through the creative use of concrete as a building material, he brought the material to life with a tactility and texture not found anywhere else in the world.

The large and spacious balconies of EDEN will be filled with specially selected plants such as torch ginger, elephant ears and heliconias. Another unique feature is how these balconies alternate on different floors to create oversized volumes for double-height plants, which will eventually give the tower the look and feel of a vertical garden.

With the first of the 20 apartments elevated 23 metres from the entrance driveway level, each home owner at EDEN will get to enjoy his own “private garden in the sky” complete with unobstructed 270-degree views.

The freehold development is located close to Singapore’s famed Orchard Road shopping street, offering residents convenience while retaining the exclusivity that they value.

Leader in Sustainable Development

Long term sustainable development is central to Swire Properties’ business philosophy and company culture. EDEN is living proof of that commitment. Its cantilevered balconies offer solar shading while windows open on three sides to allow natural cross-ventilation, reducing the need for air-conditioning and lowering energy usage. Another example is the creative design of the façade, which plays a role in EDEN’s environmental performance by reducing the amount of warm air that enters the building’s interior and aiding natural cooling.

The sustainable development features have earned EDEN a Green Mark Platinum rating by Singapore’s Building and Construction Authority.
